If a buyer is looking for a single family home to purchase in Avalon or Stone Harbor, their options include:
1) Newer construction (typically defined as less than 10 years old)
2) A tear down
3) The “in between” house (built in the 90s through to the early 2000s)
Of the 3 choices, the “in between” home can be the most challenging.
The amenities may be out of date, and buyers could be facing major functional repairs. Â Therefore, the selling price over and above base land value depends on a buyer’s perception of use/value.
If you own an “in between” home, updates and consistent maintenance are key to retaining value of the structure. Watch a few episodes of an HGTV program, and then walk around the house objectively with the eye of a buyer.
