Seashore Santa- Update

For those of you who enjoy my annual Christmas post “The Real Seashore Santa” – big news:  Santa received a make over!

Our niece is a talented artist (and pre-K teacher), and she offered to give Santa a well deserved face lift. Because Megan understands the sentimental history of Santa with our family,  I knew she was the right person for the job.

Santa looks amazing…and is ready for another 50+ years at the beach  🙂

Beach Holidays

Last week was Halloween, and Thanksgiving is just 2 weeks away.

In Avalon and Stone Harbor, we hurry through our Thursday dinner so that we can prepare for the next day:  Christmas!

Starting Friday November 23rd and throughout the Thanksgiving weekend, our island celebrates the start of the holiday season with hospitality night, Christmas tree lighting, family festivals/ events, and a parade.

Market Update

In the past 30 days, 44 properties SOLD in Avalon and Stone Harbor, with the median selling price of $987,000.

Of those, 22 were single family homes, ranging from $460,000 for a cottage on an undersized lot on 22nd Street in Avalon; to $5,300,000 for an older ocean front home on 107th Street in Stone Harbor.  The median selling price for all single family homes: $2,085,000.

19 of the sales were for condo/townhouses, ranging from $287,000 for a motel/condo unit at the Concord; to $1,397,000 for a bay front townhouse style unit on 80th Street.  The median selling price for all condo/townhouse units: $600,000.

2 sales were classified as multi-family. An older duplex on 27th Street sold for $1,299,000 and was immediately torn down. The lot is zoned single family, so a new home will be built on the site.  The other was a pair of side by side townhouses on 28th Street sold together for $1,565,000.

1  commercial sale posted- the space on 21st and Dune occupied by Fuze Italian sold for $1,200,000.

In addition, there are 76 properties “under contract” with settlements scheduled in the near future.  The median price of those sale pending is $1,845,500.

Trends?  New construction continues to be very popular.  Many of the residential sales noted above were “land value” sales purchased with the intent to build new on the site.

Prepare your shore house for winter

Our balmy fall days will eventually fade to a blustery, cold winter  🙁

A check list for shore owners:

1) Disconnect the garden hose and turn off/drain any faucets that aren’t frost proof (most faucets on decks are NOT frost proof). Turn off and drain the outside shower (often overlooked and those pipes are the first to freeze and break).

2) Close the foundation vents and secure the crawl space door (the newer Smart vents will close automatically).

3) Secure/store trash cans, deck furniture, kayaks, grills, flags, etc.

4) Unless you completely winterize the house (drain the water), turn on the heat to 55- 60 degrees.  The upper floors can be set slightly lower, but not below 50 degrees.  A whole house water shut off valve is an extra level of protection against frozen pipes in the event of a power failure.

5) Open the cabinet doors below all sinks to allow heated air to circulate around the pipes.

6) Lock all windows (especially casement style that open with a crank handle) and sliding glass doors. Strong winds can vibrate a door or window open!

7) Unplug small appliances.

8) Check the kitchen sink for any random food items left in the garbage disposal – run with ice cubes or a piece of lemon.

9) Empty and turn off the ice maker if you won’t be using the house for an extended period of time.

10) Open the lid on the washer and prop open the door to the dishwasher to avoid musty odors.

And ideally, hire a winter watch service for peace of mind.  I am happy to recommend someone if needed.
