Market Stats

salesignA busy summer for shore real estate!

63 properties are sale pending in Avalon and Stone Harbor!  The median list price of all those sale pending is $1,499,000.

During the past 30 days, 21 properties sold (settlement), with an overall median selling price of $1,050,000.

Of those sold, 10 were single family homes- ranging from $680,962 for a cottage on 109th Street; to $2,250,000 for a newer upside down style home with a pool on 39th Street.  The median selling price of all single family homes: $1,490,000.

There were 9 condo/townhouse units sold- ranging from $385,000 for an older unit located over the 21st Street bridge; to $1,300,000 for a brand new side by side with a pool on 102nd Street.  The median selling price of all condo/townhouse units: $575,000.

2 vacant lots sold- both on the bay.  One on 7th Street (Yacht Club Drive) for $2,440,000; then other on 72nd Street for $3,250,000.

Wednesday Views

Another beautiful bay AND beach day yesterday.

The tide was just right in the morning to allow access under the 104th Street bridge – that sign doesn’t apply to kayaks 😉  It’s a bit tricky with pilings and pipes…but the 12 year old in me likes to give it a try!

And then a picture perfect afternoon on the beach.  Life is good…

Wednesday 7/30- Froyo and music at Bonnie’s Toppings 22nd and Dune Drive- 7pm

Thursday 7/31- Pancakes at the Fishin’ Pier Grill 6:30am to 1 pm

Friday 8/1- Spin Art (make your own t-shirts) at Beacon Art Gallery 94th and Second Ave 11am- 5pm (and on Sat); and Crab Cakes at Sylvester’s Fish Market, all day

Saturday 8/2- the annual Surf Memorial, 30th Street beach.  6:30am to 5pm

Wednesday = Day Off

Yesterday’s weather was ideal.  Pressure to REALLY enjoy my day off!

Started with bay kayaking.  Then to the beach- a wonderful cool breeze off of the ocean.  Spotted Santa (Christmas in July) saying hello to the surf campers on 81st Street.  Outdoor lunch at the Windrift. Then an evening treat from Sundae Best!  Full day 🙂

Shopping Weather

The retail shops and bars/restaurants LOVE this weather.  To me, it’s a “sit on the porch with a good book” afternoon (my plan after work!).

The forecast is back on track this week for better beach days and brilliant sunsets 🙂

How Does This Work?

RentSighTenants arrive, unload their cars, and then try to figure out the mechanics of their vacation rental.

It would be wonderful if all property owners posted a welcome note with basic instructions for the wi-fi, electronics, thermostats, etc.  Every home is different- and most have a few quirks.  Knowing these things while settling in prevents frustration, and is a positive reflection on the home owner.

Tenants are more likely to care for a property if they feel accountable to an owner (not just an investor).
