Rental and Transfer Inspections

smokeDetecEvery rental property in Avalon and Stone Harbor must pass an annual rental license inspection.  And, every property transferred (sold) must pass a similar fire safety inspection.

A common reason for failure?  Older smoke and carbon monoxide detectors.  If the detectors are more than 10 years old, they need to be replaced.  This applies to both hard wired and battery operated detectors.

Hard wired detectors MUST be replaced with new hard wired units.

Selling Through the Snow

salesignEven with challenging weather conditions, the Avalon/ Stone Harbor sale market continues to move at a steady pace!

In the past 30 days, a total of 14 properties SOLD; with an overall median selling price of $956,250.

Of those sold, 10 were single family homes- ranging from a small cottage on 22nd Street selling for $400,000; to an ocean front home on 120th Street selling for $4,116,667.  The median selling price was $1,595,500.

There were 4 condo/townhouse units SOLD- ranging from an older side by side townhouse style on 8th Street selling for $500,000; to a brand new 3 level townhouse style side by side on 29th Street selling for $962,500.  The median selling price was $770,000.

In addition, there are 46 properties sale pending (settlement scheduled within next few months).  The median list price for those sale pending is $1,297,000.

Salt Air > Snow

Although Avalon and Stone Harbor were in the path of a significant snow storm (well, enough for us to close the office yesterday…), the total accumulation was only about 4 inches.

People often ask about snow on the beach.  Yes, it will cover the sand temporarily. But with the combination of tides, and salty air/sand- it doesn’t last long.

I took this picture yesterday afternoon, shortly after the storm ended:
