Memorial Park in Avalon

I attended the dedication ceremony for the 9/11 Memorial Plaza this morning, and then stopped back this afternoon for a closer look.

So impressed…

Note the bronze time stamps in the pavers.  Each September 11th, the World Trade Center steel beam will create a shadow over the specific stamp signifying each event; an especially thoughtful aspect of the project.

September Skies

September sunsets are amazing…even from the beach.

Traveling

With our busy summer season coming to an end, it’s common to hear local business people talk about their upcoming vacation plans.  And it’s ironic to note the destinations…mostly other beach areas!

Our favorite travel spots are likewise surrounded by water (even if it’s man made like Disney World!).  We will include the occasional city in our plans, yet prefer the more familiar pace of island life.

While traveling, it’s hard not to compare with our environment.  For instance, I was shocked by the beaches in California- including the access paths which often require climbing down a cliff.  A bit more rugged than a walk through the dunes in Avalon!  Or, locations with high rises adjacent to the water.  In Avalon and Stone Harbor, we are spoiled by a beautiful, 7 mile long stretch of sand, with views of vegetation and attractive residential homes.

I find it valuable to be on the other side of the counter- as a tenant in a vacation rental property, a guest in a hotel, and/or tourist with a guide book searching for a particular site.  Each travel experience provides a hands on education, and makes me a better real estate agent.

Looking forward to our next planned “learning experience” in October!

Sunday Sights

Such a nice morning…cool breeze, sun breaking through the clouds, and big waves.  The surfers were already out in force!

Beach Traffic

Time to look both ways as you walk onto the beach: permits for approved vehicles are now available in Avalon and Stone Harbor.

When you pay for the permit, the Borough will provide a list of the required safety items needed in the vehicle, as well as the specific access dates/hours.

While this permit is “technically” for fishing…I have heard there are residents who like to pick up sandwiches from Wawa and eat dinner with an ocean view 😉

Market Stats- wow!

“How’s the market?”  A common question.

For the past year, I have expressed cautious optimism…while knocking on wood!

Yet in the last month or so, I can back up my optimism with solid facts.  The shore market is VERY active.  Buyers are back.  More properties are posted Under Contract every day.

As of today, there are a total of 79 properties under contract in Avalon and Stone Harbor, with a median list price of $1,200,000.

In the month of August, 31 properties sold (completed settlement), with a median selling price of $756,000.

If you have an interest in buying or selling in Avalon/Stone Harbor, please let me know: ann@anndelaney.com

I appreciate the opportunity to help!

Retiring the Beach Tags

Pinned a beach tag to a pair of shorts for a long walk on the beach today…the last time for the 2012 season.

Did you complete your summer “bucket list”? Is is weird that my list includes food? Mack’s Pizza, Springer’s Ice Cream, Kohler’s Bakery, Green Cuisine, Isabelle’s, Bradley’s…a few of our favorites- only open in season. The list also includes a family trip to the water park (otherwise, walks on the Wildwood boardwalk are an off season item), and watching the full moon rise while kayaking. √√

After Labor Day, we start on the next list, including bike rides along the Ocean City boardwalk and around Cape May Point.

September and October promise beautiful beach days, lower humidity, and cooler nights. It’s our reward for working hard all summer 🙂

TK Race

A tremendous turn out for the Tim Kerr 7 Mile and 5K races this morning!

I don’t have a final number yet, but based on the bib numbers at registration, well over 1,000 participated.

This event draws all ages ( I saw ages 7 to 77  in registration).  Entire families run together, as well a school cross country team.  It’s a terrific community race.

After that busy morning ;)  I hurried over to Kohler’s Bakery for a treat before starting my work day.
