Weird winter weather…a major thunderstorm tonight at the shore.
On the plus side: the rain is rinsing road salt off our cars and “ocean” salt off our windows!

It’s funny…but also sad. 6:30pm- home from work, finished dinner, and already changed into the attractive flannel pants!
I’m looking forward to daylight at the end of the work day to encourage a more productive evening.  62 days until Spring …but who’s counting.
Walking on the beach in time to watch the sunrise this morning- another mild day at the shore!

I’m counting on the combination of spring fever and cabin fever to bring customers to our office today 🙂
For many of us, visits to Cape May are limited to the beach side promenade or one of the many popular restaurants.
Now that my mother lives in Cape May full time, I am better able to appreciate the character of this charming city.

If you enjoy looking at houses (and who doesn’t?), walk the side streets around town. There are gingerbread cottages, Victorian mansions, and grand old beach homes. The upkeep must be overwhelming- it takes a special person to respect the history of a home and live with imperfection!

Temperatures are expected to soar in to the 40’s over the next few days!
That will help with sale and rental activity during the 3 day weekend 🙂
I’m one of 4 sisters, born within a 6 year span (a fine example of the rhythm method at work!).Â
We were fortunate to be raised at the beach (our summer friends would ask if we had class on the beach instead of inside a school). We made forts in the dunes (sorry- that was wrong) and the back bay was our swimming hole.
We never consider a “beach day” a waste of time- and have passed along our love for the shore to the next generation.
As we face the 1/2 century mark together (gulp), the beach has been our constant. It’s our place to talk, laugh, walk ,and eat snacks without guilt. And, it’s the place that holds our best family memories. Â
A sentimental thought for the January birthday girls…plus the oldest one in the lead since May 🙂
According to an article posted on http://www.987thecoast.com/  Avalon and Sea Isle City received an acceptable  bid for a joint beach fill project scheduled for this spring. The beaches from 9th Street south to 26th Street in Avalon will be replenished with 500,000 cubic yards of sand. In Sea Isle City, 700,000 cubic yards of sand will replenish 73rd to 94th Streets. Great news just in time for our 2010 summer season!

I promise not to bore you with my breakfast menu ;)   Will post local news and real estate information, with links back to this blog.
I was looking through pictures on my computer, and this one from last summer made me smile (of course!)
I couldn’t post another COLD beach picture today…I want to be warm and think of better weather days ahead.
Are you planning a seashore vacation in 2010? I handle properties in the Avalon and Stone Harbor area. Search our web site: www.powerplayrealty.com or send me an e-mail request: ann@anndelaney.com
I appreciate the opportunity to help!
Insurance- Condominiums
Important information if you own a condominium along the shore:
Lenders must review and approve the master condominium insurance policies prior to a sale- and the same guidelines apply whether it’s a 2 unit building,  or a 60 unit complex.
According to FHA guidelines, the condominium association is required to maintain Hazard Insurance equal to 100% of the current replacement costs. The condo buyer must obtain an HO-6 Policy for “walls in” coverage.
The master Flood Insurance coverage must be equal to the Hazard Insurance coverage (replacement costs), or up to $250,000 per unit, whichever is less. Â
If the insurance coverage is not adequate, the loan will be denied. It’s in the best interest of a condominium association to conform with industry requirements so that units can be sold- critical to maintaining real estate value.
Check with your insurance agent for additional information.
