My yearly reminder:
A check list for shore owners:
1) Disconnect the garden hose and turn off/drain any faucets that aren’t frost proof (most faucets on decks are NOT frost proof). Turn off and drain the outside shower (often overlooked and those pipes are the first to freeze and break).
2) Close the foundation vents and secure the crawl space door (the newer Smart vents will close automatically).
3) Secure/store trash cans, deck furniture, kayaks, grills, flags, etc.
4) Unless you completely winterize the house (drain the water), turn on the heat to 55- 60 degrees. Â The upper floors can be set slightly lower, but not below 50 degrees. Â A whole house water shut off valve is an extra level of protection against frozen pipes in the event of a power failure.
5) Open the cabinet doors below all sinks to allow heated air to circulate around the pipes.
6) Lock all windows (especially casement style that open with a crank handle) and sliding glass doors. Strong winds can vibrate a door or window open!
7) Unplug small appliances.
8) Check the kitchen sink for any random food items left in the garbage disposal – run with ice cubes or a piece of lemon.
9) Empty and turn off the ice maker if you won’t be using the house for an extended period of time.
10) Open the lid on the washer and prop open the door to the dishwasher to avoid musty odors.
And ideally, hire a winter watch service for peace of mind. Â I am happy to recommend someone if needed.

While walking, I tend to notice if something is not quite right. Â I am often closing storm doors and pool gates, returning trash cans to the side yard, or investigating if I see an unusual amount of water around a house.
I will notify an owner (or their agent) if a window or door is left open.
The local police are very responsive when I call, yet have expressed frustration if they don’t have contact information on file.
Properties with alarms are required to install a Knox Box with a door key inside.  All other home owners should share a cell phone number with the police department for emergencies.
AND, my annual reminder that a “winter watch” service provides peace of mind, and helps to protect your valuable asset!
P.S. This storm door was blown open the other morning. Â Called the agent who works with the owner so that the door and outdoor light can be repaired.
A beautiful holiday weekend at the shore. Â Perfect weather for the annual Seafood Festival today in Avalon.
The storm did not bring rain- just moved the water surrounding our island!
This morning’s high tide should be the last of the moderate flooding on the bay side.
Ocean waves caused some erosion to the beach.  Yet no issues accessing or walking along the beach before work 😎
We are thankful for the well established dunes in place all along the 7 mile beach!

Synthetic Stucco Siding
Based on my years of real estate experience, I express concern to buyers considering a home with synthetic stucco siding (versus real cement siding).
The manufacturers and contractors disagree on the “fault”, but either way, the product has not performed well in our damp seashore environment.
The material is porous and absorbs moisture. Â Without a suitable moisture barrier, Â wood behind the siding stays wet and eventually rots.
Unfortunately, Â a homeowner has no idea until the product is removed and lumber is exposed.
