Irish Roots!

Happy St. Patrick’s Day!  

On my father’s side: my grandmother was born in County Clare in the Republic of Ireland, and my grandfather grew up near Ballymena and the Antrim Coast in Northern Ireland.  A real mixed marriage!

MillarFamilyThey met and married in Philadelphia, and vacationed in Stone Harbor each summer while raising 6 children (pictured in front of their local rental cottage).

In the 1950s, my grandparents built a year round home in Avalon.  A family business brought the sons and daughters (including spouses and young children) from Philadelphia to Avalon shortly thereafter.

After visiting the beautiful windswept coast of Northern Ireland, I can totally understand my grandfather’s love of the shore.

Sand in our shoes… and salt air in our lungs 😉

P.S.  According to family legend, my grandfather arrived to the United States through Canada. And my grandmother used her older sister’s ID to travel from Ireland to the US. Her grown children didn’t know her real name/age until she applied for Social Security. It’s important and relevant to consider that our family’s immigration history may be softened by nostalgia.

Selling, and then buying a shore house

UnderContractSignGood news: if you have owned your shore house for a number of years, the increased property value is a wonderful “gain”.

However, that profit is taxed (capital gains) when you sell, unless you participate in a 1031 Tax Deferred Exchange.

The rules allow owners of investment properties (vacation rental homes qualify) to move up to another investment property (rental) and defer the tax.  This is a huge bonus for most long time property owners.

Preparing for Summer Rentals

DeckThis is the ideal time to “spring clean” and prepare your shore house for the summer season.

Walk through and around your property with a tenant’s perspective.

As an owner, it’s easy to ignore the imperfections that should be addressed before your guests arrive.

Tips:

1) Clean out all cabinets and drawers in the bathrooms and kitchen.  No more than one junk drawer permitted!  Organize and take note of supplies needed…and toss the accumulated old menus, miss matched Tupperware containers, melted plastic utensils, old wooden spoons, rusty cookie sheets, etc.

2) Tenants appreciate a chair or bench in a bedroom to use while getting dressed or putting on shoes.

3) Although the younger generation will retreat to their rooms and use their devices, the more mature tenants still appreciate a television with cable hook up in a bedroom to watch a ballgame or news program.

4) Inspect the condition of the deck furniture, cushions, and grill.

5) Clean, clean, clean.  My favorite products are a Magic Eraser to remove scuffs marks on walls and trim; SprayNine to remove the green stains on exterior vinyl siding, trim, and railings (and the outdoor shower), and car wax or RainX to remove the water marks on glass shower doors.

Building Boom

It’s hard not to notice all of the new construction on the island.

On my immediate block, there are 2 major renovation projects and 2 lots recently cleared to make way for new homes.

The construction sites in my neighborhood are all private builds- meaning the completed projects will be for the benefit of the owners (not spec houses).

We tore down a cottage and built new 13 years ago, so we have to be understanding of the inevitable inconvenience.  It’s the price of progress!

Selling the Shore

If a buyer is looking for a single family home to purchase in Avalon or Stone Harbor, their options include:

1) Newer construction (typically defined as less than 10 years old)

2) A tear down

3) The “in between” house (built in the 90s through to the early 2000s)

Of the 3 choices, the “in between” home can be the most challenging.

The amenities may be out of date, and buyers could be facing major functional repairs.  Therefore, the selling price over and above base land value depends on a buyer’s perception of use/value.

If you own an “in between” home, updates and consistent maintenance are key to retaining value of the structure. Watch a few episodes of an HGTV program, and then walk around the house objectively with the eye of a buyer.
