Avalon Beach Update

I walked on my lunch break today (the advantage of an office near the beach…and leaving sneakers in my car!)  Plus, I wanted to provide an update on the condition of the beach, and access paths.

27th Street north to the jetty (8th Street):

The beaches adjacent to the boardwalk are in good shape (see top photo taken from 27th Street looking toward the fishing pier).  There are a few paths that need moderate repairs to smooth out the drop off at the end of the path (on the beach side).

From 20th Street and north, all beach paths are functional except those on 14th through 11th Streets (lower picture is of the 17th Street path). The Borough of Avalon plans to add sand to make the more substantial repairs to those paths.

And my observation from recent walks: the beaches from 30th Street and south to 80th Street are all in great shape, too.

Windy—er

Yes, it’s often windy along the coast…but last night and today are REALLY windy!

Gusts that make your house shake.  Howling winds that sound like a freight train. Loose objects flying down the street. Outside shower doors banging.

On my drive to work, I avoided several runaway trash cans, and one toppled porta-potty!

Market Stats, Avalon/ Stone Harbor NJ

salesignDuring the month of March, a total of 22 properties SOLD in Avalon and Stone Harbor.

In an unusual trend, condo/townhouse units sold out numbered the residential homes sold.

A total of 12 condo/townhouse units SOLD, ranging from a 2 bedroom street side condo at Hall Harbor (96th Street) for $382,500; to a 25th and Ocean Drive bay front townhouse built in 2013, with a large private pool for $1,600,000.  The median selling price of all condo/townhouse style units-  $760,000.

There were 8 residential sales, ranging from a renovated “court cottage” on Linden Lane in Stone Harbor for $667,000; to a 4 bedroom, 4.5 bath upside down style home built in 2004 with a pool on 105th Street for $2,125,000.  The median selling price for all single family homes-  $1,315,000.

One multi-family property sold, a 4-plex on the corner of 28th and Avalon Avenue for $1,325,000.

And, one vacant lot on the corner of 20th and Avalon Avenue sold for $1,475,000.

There are an additional 62 properties sale pending, with a median asking price of $1,299,000 (final selling prices are reported after closing).

But, it’s still obvious that today is:  sunny and windy 🙂

A Unique Life

Late yesterday, I quickly changed after work for a walk along the beach.

As I enjoyed the warm sun and ocean views, a thought occurred to me:  “Who else gets to do this after work?”

Grateful for our unique life!

Easter Weekend

It’s only Thursday, and already a noticeable difference with activity around town.

People are riding their bikes, and walking the beach (many dressed for the 70 degree temps inland instead of the cooler island air!)

Deck furniture is out and lights are on in more neighboring homes.

Looking forward to a busy weekend!
