October Summer, continued
Talked  with several summer neighbors yesterday. We are all grateful for this amazing stretch of weather, and “working hard” to take advantage…knowing that cold temperatures will eventually arrive.
Every time I rinse off my beach chair or kayak, I wonder if it’s the last use for 2013? Â And then I hurry out again the next day (often bright and early before work) to fit in one more activity!
Yesterday’s adventures included a paddle around Stone Harbor Point (yes, that’s North Wildwood across the inlet). Â The ocean was calm…and warm!
October Summer

On my day off yesterday, I kayaked in the bay, took a walk, and spent some quality time in my beach chair 😉 Â This morning, I kayaked in the ocean before work.
Oh…the burdens of living at the shore!
Mortgage Interest Rates
Mortgage loans are classified as conventional (less than $417,000) and jumbo (loans above $417,000). Â In the past, interest rates for jumbo loans were higher than those for conventional mortgages.
Now, lenders are advertising rates 1/4 to 1/2 percent lower for jumbo loans.
Another nice boost for the shore real estate market.

Darker in the morning (catching EVERY sunrise on my daily beach walk) and earlier sunsets. Â Not a fan of the shorter days…but loving the views!
What’s Selling?
There are a total of 79 properties sale pending (under contract) in Avalon and  Stone Harbor, NJ, with settlements scheduled in the near future.
The properties range in price from $168,000 (an efficiency apartment on Third Avenue in Stone Harbor), to $6,995,000 (an ocean front tear down in the south end of Avalon). The median asking price is $1,085,000.
There are 46 properties sale pending in Avalon; 33 in Stone Harbor. Â Single family homes represent 47 of the 79 total, with a median list price of $1,595,000. Â There are 23 condo/townhouse units pending, with a median list price of $669,000. Â The remaining 9 are a mix of multi- family and vacant lots.

Seafood and BBQ
UPDATE: Due to a rainy weather report, the Seafood Festival has been postponed to November 2nd/3rd.
The Annual Seafood Festival will take place on Saturday and Sunday (10/12- 10/13) – 30th Street and Avalon Avenue, Avalon.  For more details visit the special events page on the Avalon Chamber of Commerce web site.  Big screen TVs to watch the football games, too!
Another food option: the American Legion Post will be hosting their annual BBQ dinner- 4:30 to 7:30 pm on Saturday, 10/12. Â Tickets are $20 each. 117th Street and Second Avenue in Stone Harbor. Â Take out available, too.
