Rental License, Avalon and Stone Harbor

fireextingFor 2022 rental licenses in Avalon and Stone Harbor, NJ:

The inspected and tagged fire extinguisher will no longer be permitted inside a cabinet.

Make plans to mount the fire extinguisher in the kitchen in an open location in order to pass the inspection for the 2022 rental season.

This new regulation should be posted on the 2021/2022 renewal paperwork.

More specifics from the Borough of Avalon:

The extinguisher must be labeled, charged and operable.

• Extinguishers must be within 10 feet of the kitchen and located in the path of egress, or near the way out.

• Units must be readily accessible and visible.

• Extinguishers must be mounted using the manufacturer’s hanging bracket, so the operating instructions are clearly visible.

• The extinguisher cannot weigh more than 10 pounds.

• Extinguishers must be an approved type with a minimum rating of 2A-10B:C.

• Upon inspection of the home, the owner’s manual or written operational instructions must be provided and left for the new occupant.

• The unit must be serviced and tagged by a certified Division of Fire Safety contractor within the past 12 months, or the homeowner must have a receipt for a recently purchased extinguisher.

• When the unit is mounted, the top cannot be more than five feet above the floor.

 Whereas the extinguisher used to be allowed to exist under the sink, it now has to be visible. As such, we need to hang a fire extinguisher to pass the fire cert.

60 Years??

I’m celebrating a big birthday this week.  Gulp!

January weather tends to be a bit dreary (and gray, cold, damp, windy…etc.), so I originally wanted to travel to a warm beach for my 60th.

I had several ideas on my wish list, but the pandemic had other plans.

Yet I remain grateful for the ability watch the sunrise over the ocean by taking a quick walk down the block.

And I’m thankful for my health, and for the good health of my extended family.

With over 40 years in the local real estate business, I appreciate the incredible number of long time relationships and loyal customers.

But I will still cringe when I have to say “sixty” 😉

The REAL Seashore Santa

Santa– the life size plywood cut out version- has been an important part of Christmas for as long as I can remember.

Santa began his life of service in the early 1960s at my parents’ first house in Avalon.  He was surrounded by big, multi-colored bulbs on the newly planted shrubs.  Inside that modest Golden Home rancher, 4 little girls hung their stockings on a cardboard fireplace with a plug in red bulb that magically turned the metal wheel to create “fire” .

In the 1970s, Santa moved with our family 5 blocks south in Avalon to a larger, 2 story home with a real wood fireplace.  The colorful exterior lights were eventually replaced with more subtle white bulbs, but the spot light literally remained on Santa.

In the off season, Santa hung proudly on the garage wall- watching us all come and go.  Those little girls grew up and moved out, bringing back grandchildren for days on the beach.  In the 1980s, my young sons were fascinated by Santa, and maybe a bit intimidated based on our attempts to use him for improved behavior!

When my parents downsized to a townhouse in the early 1990s, my father asked if I wanted Santa for our home.  Of course, I was thrilled- and Santa didn’t complain as he was forced to leave Avalon and move “off shore”.

Santa loyally followed us on each move- knowing that he would be given a prominent position (with a flood light) at Christmas.   Years later, he gratefully moved back to the island to become a Stone Harbor resident!

Now coasting past his mid-50s, Santa was showing signs of wear (aren’t we all).

For several years, I thought about arranging a touch up, but it just didn’t feel right.   Thankfully, our niece offered her artistic talents - a perfect fit!

So the newly refreshed Santa is back in his designated spot in front of our home- ready to face another 50+ years by the beach 😎

For 2020, Santa and those “little girls” understand the importance of wearing a mask!

Work Schedule

Our office closes for the week between Christmas and New Year’s Day.

Traditionally, I read a few books and watch way too much HGTV!

This year, it makes sense to modify my schedule and hibernate for a bit; so I will be working remotely for a few weeks after the holiday break.

It’s Officially Winter

First report today from a neighbor of an unoccupied home- water leaking from the outside shower due to a frozen pipe!

Reminder:

A check list for shore owners:

1) Disconnect the garden hose and turn off/drain any faucets that aren’t frost proof (most faucets on decks are NOT frost proof). Turn off and drain the outside shower (often overlooked and those pipes are the first to freeze and break).

2) Close the foundation vents and secure the crawl space door (the newer Smart vents will close automatically).

3) Secure/store trash cans, deck furniture, kayaks, grills, flags, etc.

4) Unless you completely winterize the house (drain the water), turn on the heat to 55- 60 degrees.  The upper floors can be set slightly lower, but not below 50 degrees.  A whole house water shut off valve is an extra level of protection against frozen pipes in the event of a power failure.

5) Open the cabinet doors below all sinks to allow heated air to circulate around the pipes.

6) Lock all windows (especially casement style that open with a crank handle) and sliding glass doors. Strong winds can vibrate a door or window open!

7) Unplug small appliances.

8) Check the kitchen sink for any random food items left in the garbage disposal – run with ice cubes or a piece of lemon.

9) Empty and turn off the ice maker if you won’t be using the house for an extended period of time.

10) Open the lid on the washer and prop open the door to the dishwasher to avoid musty odors.

And ideally, hire a winter watch service for peace of mind.  I am happy to recommend someone if needed.
