The majority of sales (13) were for residential homes, ranging from $975,000 for a 2 story home on 88th Street torn down immediately after closing, to $4,400,000 for a custom new construction on the beach block side of 68th and Dune Drive. Â The median selling price for all single family homes-Â $1,891,250
There were 4 condo/townhouse sales, ranging from a 1 bedroom unit at the Merrimac (80th and Dune Drive) for $324,000, to $1,400,000 for a bay front townhouse on 12th and Ocean Drive. Â The median selling price for all condo/townhouse units-Â $615,000
2 lots sold- a vacant parcel on the corner of 53rd and Dune Drive for $915,000; and a tear down cottage on the beach block of 84th Street (40′ lot) for $1,250,000.
1 commercial unit sold- 21st and Dune Drive for $280,000.
In addition, there are 52 properties sale pending, with a median list price of $1,395,000 (final selling prices are posted after settlement).

Comcast office in Avalon
At the end of January, the Comcast office in Avalon will close permanently.
Property owners (and real estate agents!) will miss the convenience of an in town location to swap out or pick up equipment.
The closest retail shop is now in Rio Grande (near the Shop Rite on Rio Grande Blvd/ Route 47).
For summer home owners, it may be easier to go on line to order equipment- especially if you are setting up seasonal service.
