During the past 30 days, a total of 19 properties SOLD (settlement); with an overall median selling price of $1,300,000.
By category: Â 11 single family homes sold, ranging from $1,060,000 for a well maintained 2 story home on the corner of 35th and Dune Drive; to $3,195,000 for a custom new construction on 101st Street with a beautiful pool on a 80′ X 110′ lot. Â The median selling price for single family homes:Â $1,975,000.
8 condo/townhouse units sold, ranging from $460,000 for a duplex style condo on Third Avenue; to $1,300,000 for a new construction side by side townhouse on 102nd Street. Â The median selling price for condo/townhouse units:Â $652,500.
Plus, an additional 72 properties are sale pending, with settlements scheduled in the near future.  The median listing price: $1,524,500 (final selling prices posted after settlement).

Better than Sea World!
The conditions were finally just right for ocean kayaking before work: Â calm wind, calm waves, and low tide.
I’ve taken a few painful spills over the years, so I am very cautious!
While paddling parallel with the beach, I saw dolphins way out in “the deep end”- too far for me to venture. Â Yet, because it was so quiet, I could hear their tails slapping against the water. Â Very cool!
I continued with my laps, and then watched as the dolphins headed my way. What an amazing experience – thrilling and intimidating at the same time! Â The dolphins are curious enough to swim next to and under the kayak (with the water so clear I could see one eye to eye!) Â They stayed near me for a several minutes before continuing their journey. Â What a wonderful way to start my day.
P.S. I tanked riding a wave back into shore…but it was SO worth it 😉
